ADDENDUM TO LEASE AGREEMENT BETWEEN:

The lessee has reviewed The Colonies Declaration, Bylaws, Rules and Regulations and agrees to comply with the provisions of such Condominium Documents, as exist at execution of this lease and as may be amended during the term of this lease and all renewals thereof. The lessee acknowledges the receipt of a copy of the Rules and Regulations.
In accordance with the Declaration, Paragraph 16, Leasing of Units: UNITS MAY BE LEASED ONLY IN THEIR ENTIRETY; NO FRACTION OR PORTION MAY BE LEASED.
In accordance with The Colonies Bylaws, Article XII, Section 1, Short-Term Leases and Subleases: ALL LEASES SHALL BE FOR A MINIMUM PERIOD OF AT LEAST (1) YEAR AND SUBLEASES ARE PROHIBITED. However, the Board of Directors shall have the power to grant a written exemption from the requirements of this paragraph to a co-owner who desires to rent his or her unit for a shorter period or to sublease a unit. The Board shall, in its discretion, make a case-by-case determination in response to any written request submitted by a co-owner. Each such request shall state with particularity the reasons for the request for exemption.
In accordance with the Pet Policy Resolution I-B-8, adopted November 24, 1988 by the Board of Directors: THERE WILL BE NO PETS LIVING IN THE UNIT WITHOUT THE PRIOR WRITTEN APPROVAL OF THE BOARD OF DIRECTORS. Prior written approval of the Board of Directors shall be deemed grated if the criteria established by the Board are satisfied when Exhibit A, "Pet Registration and Application Form" is submitted.
No lease for rental of a Colonies unit will be approved unless it contains a statement that a pet is or is not permitted in the unit. If a pet is permitted in the unit, the lease will only be approved if it contains Exhibit A, "Pet Registration and Application Form."
